My tenancy

Where do I keep my dates and my letters?

A private, dated file you keep in your own browser: the start date, the notices received with their deadlines, the rent history with each review's cap, the repairs requested, your notes, and what to bring to a hearing. Export and import it as a file; it is never synced and there is no account, because a tenant describing an eviction must not be asked to create a profile on a third-party site.

Notes and what to bring to a hearing

For an RTB hearing: the agreement, the rent book, every notice and letter in date order, photographs with dates, receipts, and a one-page timeline. The RTB’s own evidence guidance.

An email reminder for one date

This is the one thing on this page that leaves your browser: an email address, which date it is, and the date. Never the file. Deleted a month after the date passes; unsubscribe in the email.

The optional email reminder is the one thing on this page that leaves your browser: an address, which date it is, and the date. Never the file.

Information, not advice. This tool applies the published rules to the dates and figures you enter. It does not say whether a notice is valid, whether a deduction is lawful or what the RTB will decide: those turn on facts and evidence the RTB weighs. Everything runs in your browser and nothing you type is sent to this site. Last checked 2026-10-27. TenantWise is an independent site, not connected with the Residential Tenancies Board, Revenue, the Department of Housing, any local authority, Threshold or any landlord body. It is not a solicitor, a letting agent, a landlord, a deposit scheme or an advice service. It covers the Republic of Ireland only. Before you act, ring Threshold, which is free, or talk to a solicitor.
