TenantWise is a free, independent guide to renting a home in the Republic of Ireland, on the side of the person paying the rent. It is part of the StampWise family of independent Irish guides: StampWise for immigration, MortgageWise for buying a home, EmploymentWise for work, CourtsWise for the District Court, and others.
What it does
It turns the Residential Tenancies Acts 2004 to 2026, the RTB’s rules and the Revenue and Department of Housing schemes into your own dates and figures: the notice period you are owed, the last day to dispute, the most your rent can lawfully rise, the deposit you should get back, the tax credit you can claim, the HAP limit for your household. The start-here journeys say what to do first, second and third. The guides cite every rule to a dated official source.
What it is not
TenantWise is not a solicitor, a letting agent, a landlord, a deposit scheme or an advice service. It is not connected with the Residential Tenancies Board, Revenue, the Department of Housing, any local authority, Threshold or any landlord body. No page here says whether a notice is valid, whether a deduction is lawful or what the RTB will decide: those turn on facts and evidence the RTB weighs. The site links the RTB’s forms and portal and never files anything for anyone.
Free routes first
Where the free route is the right one, the site says so first: Threshold, the RTB’s own dispute service, the local authority, MABS. One partner solicitor firm takes the small number of enquiries that carry money or danger, and nothing is drafted for reward.
How every figure is checked
Every rule and figure lives in one rules file, with the Act it comes from, the sources and the date it was checked. The sources page lists them all. Figures announced but not yet law are marked as announced. The changes page keeps what is in force apart from what is proposed, and the updates log records every change by date.
