TenantWise gives general information about renting a home in the Republic of Ireland. It is not legal advice, and nothing on it is a recommendation to take or not take any step in your own tenancy.

The tools

Each tool applies the published rules to the dates and figures you enter. It cannot see your notice, your agreement or your landlord’s records, so it cannot say whether a notice is valid, whether a deduction is lawful or what the RTB will decide. Those turn on facts and evidence the RTB weighs. A result is a date, a figure or a checklist, never a decision.

The figures

Every figure carries the date it was checked and the source it came from. The law changed twice in 2026 and can change again. Figures announced in a Budget are marked as announced until the Finance Act makes them law. Where a page and the source differ, the source is right. The sources page lists them all.

The State

TenantWise is independent of the Residential Tenancies Board, Revenue, the Department of Housing, any local authority, Threshold or any landlord body. It links the RTB’s forms and portal, never pre-fills or hosts them, and never submits anything for anyone.

Before you act

Ring Threshold, which is free, before you act on a notice, a rent review or a deposit. For a matter that carries money or a home, talk to a solicitor. If you have nowhere to go tonight, your local authority’s homeless service comes first.

Liability

To the extent the law allows, TenantWise accepts no liability for loss arising from reliance on this site. See the terms of use.
